- Kitchen and bathroom need to be in good condition, ideally renovated within like the last decade

Fuck yeah public transport! What suburbs does this offer?
High priority locations are major hubs, where many trains stop or lines meet. That's any station on the cityrail map with a "bar" across the lines.
In no particular order:
- Hornsby
- Epping
- Chatswood
- Eastwood
- North Sydney
- Parramatta
- Westmead
- Granville
- Lidcombe
- Strathfield
- Burwood
- Sydenham
- Redfern
- Central
- Town Hall
- Wynyard
- Circular Quay
- St James
- Museum
And now a giant URL from domain.com.au
Westmead seems like a decent price range, up to about $400k and sorta close enough to Parramatta. Not walkable distance though, you'll be needing to catch trains to/from Westmead station.
