Westmead seems like a decent price range, up to about $400k and sorta close enough to Parramatta. Not walkable distance though, you'll be needing to catch trains to/from Westmead station.

If looking to rent with Adrian, criteria is:
 * About $600/week
 * Apartment preferred
 * If it's a house, almost definitely not with a pool
 * 2-3 bedrooms, in case his brother also moves in
 * 2 bathrooms
 * 2 car spaces
 * Close to public transport, major station preferred

It would be nice if it's open plan, so there's room for photo studio setup and the like.
